WHAT THIS MEANS FOR YOUR PURCHASE

Is demand moving with prices?

The single-family median fell 3.8%, while monthly closings were unchanged year over year. January through September 2026 recorded 461 closings (-8% versus the same year-to-date period). This accumulated count is not the number of sales in September. Check comparable homes before treating a change in the median as appreciation or depreciation of the home you want.

Where do buyers have more time to compare?

Single-family supply is 4 months, with 26 median days to contract. The combined condo/townhome segment reports 7 months and 71 days. Active single-family inventory fell 13.9% year over year. The attached-home segment has more supply relative to its sales pace; review its fees and condition before assuming that makes it the better purchase. These are market measures, not a guaranteed negotiation window or builder delivery date.

What should you verify before an offer?

The reported single-family sale-to-original-list-price ratio is 97%. It is an aggregate relationship to initial asking prices, not a discount you can assume on the next listing. Cash accounts for 35% of reported single-family sales; financing buyers should compare their complete terms and timing, not price alone. Request a dated written builder offer showing the finished price, required lender conditions and incentive expiration, then compare it with a relevant resale option.

THE LOCAL DECISION

City limits first. Community comparison second.

These figures describe the municipal boundary, not every home with a Boynton Beach mailing address. A western community outside the city needs its own comparable sales; the city median is not its starting price.

Compare the exact community and age-eligibility rules first. Then put association and any membership charges, lot premium, included finishes and expected delivery beside the price. For an existing home, add condition and immediate improvement costs.

Before choosing a new home or resale

  1. Confirm municipality and community eligibility for each address.
  2. Request the complete builder price, community fee schedule and dated incentive terms.
  3. Compare recent closings from the same community or genuinely similar nearby homes.

Our builder relationships help us request current availability, complete pricing and incentive conditions. We compare the written offer against your budget and timing.

Sources & how to read these figures

Data source: South Florida Housing Market Report, published through MIAMI REALTORS® and RWorld, with MLS statistics from Florida Realtors®. Buyer analysis: New Construction Palm Beach. The sales period and geography shown above define what these figures cover.

We use the median closed-sale price, not the arithmetic mean (average). The median is the middle sale price after sorting the sales; the mean adds all sale prices and divides by the number of sales. Neither is an asking price or a valuation of a specific home. A change in the mix of properties sold can move it. Sales growth compares the number of closings with the same month a year earlier; it does not measure price growth. City tables include areas with at least five monthly sales, but do not give an exact monthly count here. The January-to-report-month closed-sales count is year to date (YTD); its percentage compares the same YTD window a year earlier. It is not the sample size used for the monthly median.

Active inventory, new listings and new pending sales changes compare the same month a year earlier. Pending contracts are not completed sales. The sale-to-original-list ratio is a reported aggregate, not a promised discount or a comparison with the current asking price. Cash share describes reported sales, not all buyers. Months of supply is a market-level inventory measure. Days to contract measures the reported marketing interval, not time from contract to closing or a builder delivery date. Condos and townhomes are shown together when the monthly source groups them. Separate cards appear only when both independent series meet the same evidence standard. We publish an independent segment median only with verified monthly coverage and at least five closed sales; smaller samples are withheld. The property-type classification must be verified; a condo/co-op series is not labeled as condos alone.

We check published figures against the report and prepare the buyer interpretation shown here. Automated checks monitor for new reports; an unchanged report keeps its existing sales period. The snapshot review date is separate from the sales period and does not imply a new month of data. Where a city series is unavailable, the reference geography is named explicitly. This report does not provide a separately verified monthly new-construction median, current asking-price median or price per square foot for these city cards. MLS-recorded sales may include both new construction and resale, while direct builder transactions may be outside coverage. We do not fill those gaps using a different geographic area or an unrelated listing sample.
