The eligible home
Which homes and closing dates qualify? Ask for current terms on the specific opportunity.
MORE CLARITY BEFORE YOU COMMIT
Builder incentives can include financing offers or contributions toward eligible closing costs. Compare the qualifying home, lender conditions, offer deadline and complete cost. Use the checklist and calculator below to prepare questions for your lender.
WHAT TO CONFIRM WITH YOUR SPECIALIST & LENDER
Our builder relationships help us follow opportunities, while our experienced lender partners help you explore financing options. Written terms and current confirmation determine what applies to your purchase.
Which homes and closing dates qualify? Ask for current terms on the specific opportunity.
Does the offer require a preferred lender or loan type? Compare the written financing options.
Is the advertised payment temporary? Confirm the contract rate, APR and what happens after any buydown.
Compare deposits, down payment, fees, credits and cash to close. A contribution may cover only eligible costs.
Bring taxes, insurance, mortgage insurance and community costs into the same comparison.
Ask when the details were confirmed, when they expire and what could change before closing.
READ TWO OFFERS ON THE SAME BASIS
Start with the same purchase price, down payment, loan type and date. Then compare the written costs and conditions with your lender. An attractive headline is the start of the question.
| Look at | Ask this | Where to check |
|---|---|---|
| Rate and APR | How do the interest rate and borrowing fees compare for the same loan type? | Loan Estimate: Loan Terms and Comparisons. |
| Monthly payment | Are taxes and insurance included, and are the estimates consistent? | Loan Estimate: Projected Payments. |
| Cash needed upfront | What do I pay at closing after credits, and which charges vary by lender? | Loan Estimate: Closing Cost Details and Cash to Close. |
| The incentive | Which home, lender and closing date qualify? Does a reduced payment end? | Written offer conditions and lender explanation. |
| Costs beyond the loan | Which association, district or other recurring charges should I add? | Current property and community documents. |
A smaller quoted payment may omit costs. Use the calculator below to organize your own estimates, then ask the lender to confirm the differences.
Build my monthly estimate ↓YOUR NUMBERS. A CLEARER CONVERSATION.
Enter your estimates for a fully amortizing, fixed-rate loan. Optional monthly costs start at zero; replace them when they apply. An omitted cost lowers the result.
UNDERSTAND WHAT THE OFFER CHANGES
| Offer type | What to examine | Question before choosing |
|---|---|---|
| Purchase-price reduction | The revised contract price and complete included features | Does the reduction apply to this lot and model, and what other incentives change? |
| Closing-cost contribution | Eligible charges, limits and any unused amount | Which costs can it cover, and is a specified lender or closing provider required? |
| Permanent rate buydown | Upfront cost, quoted note rate and loan terms | How long would I need to keep this loan for the upfront cost to make sense? |
| Temporary payment buydown | Payment schedule during and after the subsidy | Can my budget support the full scheduled payment after the temporary benefit ends? |
| Design or upgrade allowance | Eligible selections and their actual value to you | Would I choose these upgrades without the incentive, and what remains an extra charge? |
LOOK AT WHAT YOU CAN ACTUALLY USE
Illustration only: an offer advertises a $20,000 credit, but only $12,000 of your costs qualify under its terms. Unless the written agreement permits another use, do not treat the remaining $8,000 as cash you will receive or as a price reduction. Ask for the eligible-cost breakdown before comparing that offer with a lower price or another financing structure.
Ask for written Loan Estimates using comparable loan amounts, terms and dates. Compare lender charges, credits, cash to close and payment details. A lower estimate for taxes or insurance is not a lender discount.
Use the scheduled payment after a temporary benefit ends. Confirm insurance and property-tax assumptions for the completed home, plus association and district obligations. Make the purchase work without relying on a future refinance.
LOCAL RELATIONSHIPS, PRACTICAL HELP
Our builder relationships help us ask the right contact about current availability, eligible homes, lender conditions and changing offer windows. We help organize those answers around your priorities and coordinate with your lender. The builder confirms availability and incentive terms; the lender confirms financing and qualification.
The home and lot, date of the quote, complete price, included options, eligible incentive, deadline, provider requirements and estimated delivery. We identify unanswered questions before they become assumptions.
Relationships do not guarantee an exclusive discount, loan approval or an offer extension. Our role is to help you understand the choices and ask for terms that suit your purchase, with the final agreement in writing.
USE THE COST TOOL
Use the complete home price, down payment, annual fixed interest rate and loan term. The calculator supplies no market rate; use your assumption or a lender quote.
Enter annual property taxes and insurance, then monthly association fees, mortgage insurance and other costs that apply. Check that a district charge is not already included in the tax estimate.
Calculate the estimate, compare each component and identify any missing cost. Bring your inputs and written offer to the conversation. The result is an estimate, and does not calculate a temporary buydown or confirm loan approval.
COMPARE WITH CONFIDENCE
Start with the eligible home, lender and loan requirements, the rate and APR, upfront costs, cash to close and the offer timeline. Ask whether a payment reduction is temporary and compare written Loan Estimates. Our team helps organize the property and offer questions alongside your lender.
No. The rate describes the interest charged on the loan. APR reflects interest and additional borrowing charges. Compare the written loan terms and costs together rather than choosing from a headline rate alone.
No. It estimates a fixed-rate principal-and-interest payment and adds the ownership costs you enter. It does not supply a lender rate, APR, eligibility decision or property-cost quote. Ask your lender and other qualified professionals to confirm actual costs.
